Each region has a go-to place. Maybe it is for vacation. Maybe it is for a second home whether that be for personal use or investment. Well, such a place for Middle Tennesseans is 30A in Florida.
What is 30A?
Simply put, 30A is a stretch of beach that is about 20 miles long in the panhandle of Florida between Panama City Beach and Destin. The name comes from the state highway along which these beach towns lie.
How Far is 30A From Nashville?
- Distance-wise, it is about 455 miles
- Time-wise, it is about a 7 hour drive
- Flight-wise, it is about 70 minutes
Describe 30A
Picture a beach town you may have visited that is geared toward tourists. Lots of neon. Putt-Putt golf on every corner. Go-karts! Merchandise tourist shops everywhere. Rental everything you can imagine that moves, flies, rolls, drives, makes noise.
30A is the opposite of all that.
30A is a collection of about 11 beach towns. Each and every one has its own character and personality. If I had to generalize it, things are more structured and formal on the east end, and less on the west end.
While actually on 30A, you will be hard-pressed to see a national brand... of anything. It is extremely locally-based (for now), so dining, suppliers, etc. are usually locally-based. Once you deviate from 30A, you will start seeing national brands again on the connectors and along Hwy 98.
Activities on 30A
As mentioned, the area is basically the opposite of what the typical "tourist town" is like. 30A for the most part is a place of relaxation, enjoyment of nature, fine dining, and even some specialty shopping. It is where people go to enjoy nature and friends, while taking a breather from daily life.

- Enjoy the beach, Gulf, sunsets
- Dine with friends and family
- Bike along the extensive pathways
- Visit state parks such as Topsail and Camp Helen
- Walking the beach (*some are private)
- Relax at a rented/owned beach home
- Visit Pecan Jack's (LOL... yes, everyone is a fan)
What Are Homes Like on 30A?
Do not let "beach home" fool you. While decades ago, 30A was barely sprinkled with a few wood-sided single level beach homes that you may see in a movie, that is not that case at all now. Since the founding of Seaside in 1981, 30A has gradually... or maybe exponentially hit a development explosion trend, and not of small rickety ole wood-sided sand-filled beach houses. 30A is luxury for the most part.
Beachfront lots... with no home sell for millions. Homes along the 20-mile stretch can hardly be found for under $1 million at the present time, and beachfront homes can exceed $15 million. The days of the ole wood-sided sandy beach house are gone. If you like a glimpse into the history of its development, there is some great info available.
30A Beach Towns & Homes For Sale
Here is a brief overview of the beach towns along 30A, and some links that will show you the home types and availability in each area. You truly have to see the area in person though to appreciate how wonderful it is.
Starting on the East End of 30A
- Inlet Beach - At the intersection of 30A and Hwy 98 close to Panama City Beach. Inlet is a small area of pocket neighborhoods that benefit from close proximity to Rosemary's "town".
- Rosemary Beach - Popular with those seeking an all-inclusive approach. Rosemary is a residential community that also has a small commercial district with hotel, dining, and shopping. This private beach community also has it's own club / amenity center.
- Seacrest - A high-density community with a cool "beach house" vibe to the architecture. It includes a small commercial district along 30A.
- Alys Beach - Alys is nothing but high-end. The "butteries" - homes that are all white concrete finish - cater to those who want to invest heavily in the beach presence. The commercial district includes fine dining and shopping.
- Watersound - A beautiful neighborhood with harmonious architecture and waterways. Meandering boardwalks connect the community to the beach.
- Seagrove - Good ole Seagrove has such a relaxed feel to it. A collection of housing that is diverse along with mature vegetation makes Seagrove as beautiful as it is a joy to visit.
- Seaside - This is where all the planned development began, and where The Truman Show was filmed. Seaside includes a high density of housing, commercial district (on both sides of 30A), and is extremely popular with spring-breakers.
- Watercolor - Neighboring Seaside, Watercolor is smaller, grander natural presence, and a more relaxed approach. Grand homes of eclectic design line the streets. Sports center includes paddle boarding and biking.
- Grayton Beach - Funky is all you can say about Grayton, and they are proud of that. Old meets new meets funk. Vehicle access to the beach for permit-holders (via lottery).
- Blue Mountain Beach - The west end of 30A. Things are more relaxed here with more independent neighborhoods, and fewer master planned communities. And it is only a short drive to Stinky's and Shunk Gully, so there's that.
- Dune Allen - Also on the west end of 30A, this is a stretch with not much commercial relative to the planned communities. Homes are less dense with some lake presence.
