Brentwood Homes For Sale; What To Expect While Shopping
With the continuous and increasing demand for Brentwood homes for sale and real estate in general, the market stays fairly strong even as the general market cycles.
Types of Homes For Sale
In general, Brentwood mostly consists of single family homes. These are site-built homes which means the foundations are poured or blocked on site. The framing, mechanicals, exterior / interior finishes then complete the home there on site. There are some builders who have "modules" (usually framing) built off-site in production centers. These are similar to sections of the home or components of the home. They are transported to the site where they are incorporated into the build. Proponents of this construction type suggest that the quality is better with it being built in a controlled environment. There are some builders in the Brentwood area that do use this method on some of their builds.
With "Brentwood" spanning incorporated city area as well as some county, there is a variety of home types. Buyers will not experience too many modular or mobile homes in Brentwood. Townhomes and condominiums are also minimal, but there are pockets of these - usually constructed a few decades ago.
Sizes of Homes in Brentwood
Homes for sale in Brentwood are going to fall into a fairly wide spectrum of size. While most areas can say the same, those areas most likely do not range quite like Brentwood does. Helpful notes on home sizes in Brentwood:
- An estimated home size range starts at about 3500 sq.ft.
- Older ranch single level homes may be below that point, but at this point in Brentwood's development those represent a low percentage.
- While people in other areas may not imagine homes this size, some homes in Brentwood surpass the 10,000 sq.ft. size.
- Brentwood homes for sale in the range of 5000-8000 sq.ft. are very common.
Features of Homes on the Market
Coinciding with the relatively affluent level of Brentwood will be the features in the area's homes. We have established the expectations on what buyers will discover in terms of home size, but what are the features of those homes for sale. With every home being unique, there is of course nearly and endless list, but is a brief list of home features commonly discovered in Brentwood homes.
Exterior Features
- Grand exterior presentations which tends to coincide with the year built. Newer homes tend to have wider front elevations and more features in the design.
- Brick exteriors - Homes from the 90's and early 2000's may have red or brown brick. Newer homes will vary more and mix with stone. Newest builds will include painted brick - nearly always white, grey, or off-white.
- Pools - While many communities have pools as an amenity, elaborate pools are very common with homes.
Interior Features
- En suite bathrooms on most bedrooms (even the secondaries)
- High ceilings in the living areas.
- Vaulted ceilings in living spaces, and even in bedrooms on newer builds.
- Ceiling beams - These have been a trend for awhile now although the style and color evolve.
- Coffer ceilings - These were extremely popular in the 2000s, and still are, but not quite to the extent. Ceiling beams tended to replace these in some areas.
- Fireplaces in living spaces and rear porches.
- Luxury kitchens - Older homes may have a step-up counter/island design, and newer homes usually have a single level island (with or without sink). Current super-sized homes sometimes now have multiple islands.
- Spacious garages - 3-car is very typical, and luxury builds may have upwards of a 6-car garage.
- Glass showers - These will be found in newer builds that replace the built-in shower. Walk-in showers are even replacing tub/shower combos in secondary bathrooms.
- Trendy tile designs - Found in both kitchens and bathrooms, tile designs have really opened up with options due to advanced production methods.
- Electronics everywhere - Nest thermostats were once considered high-tech, but entire homes now have the ability to be smart. From full home lighting control, to water control systems, to audio/video spread throughout the home, you will find a lot of electronics in Brentwood homes.
This is just a brief yet broad list of features you will find in homes as you shop. Many Brentwood homes are built "to the max" as we used to say, and that means you will find them loaded with features.
Location of Brentwood Homes & Neighborhoods
Brentwood is 90% residential, so most of the city is actually neighborhoods. The city does span I-65, so homes can be found on both the west and east side of I-65. When Brentwood began, much of the growth started on the west side, so homes tend to be a little more established and older in those areas. That being said, there will be new communities that make exception, so that is simply a broad generalization. In recent years, a lot of residential growth through new construction has occurred on the east side along the Split Log Rd corridor.
What About Basement Homes?
Homes in all regions of the country vary on style in some regard that relates to their geography and geology. Some areas that have soft dirt tend to have full basements. This is popular in the Midwest and a bit Northeast. Whether homes here have basements is a very common question. The answer is "sort of".
Basements in Brentwood homes tend to be walk-out basements. a walk-out basement is one where part of the basement is all underground, but another part opens up to daylight (not below grade). This can be great if it is opening up to an outdoor living space or pool. The reason basements are that way here is due to our topography. Tennessee has a lot of hills, so most homes are built on a lot that has some sort of slope. Tennessee also has a lot of rock below the surface, so basements are not dug out quite like they are in areas with soft dirt. A full basement (non-walk-out) are not very common in Middle Tennessee.
Summary
Brentwood homes for sale will include some amazing features. With builders in Brentwood having the ability to implement the latest and greatest features in construction, residents and buyers really can make their home dreams come true. As you shop the real estate market, be sure to look at all the aspects of each home, and not just the popular highlights.
