Homes With Pools For Sale - Brentwood TN
What could be better than your own pool to enjoy in the back of your Brentwood home, right? Maybe. Many of Brentwood communities have amenities that include pools, but there is something about having your own just a few steps off your rear porch. So, will the home you buy already have one, or will you build one?
Existing Pool or Build One?
Some of this decision is going to come down to how particular the buyer is about the pool or the home. If there are very narrow specifics about either one, it will narrow your options on the other.
Existing Homes With Pools
THE absolute BEST thing about an existing pool is that it is done! That is right. It is done, complete, and ready to use. You are not going through planning, design, approvals, and construction. The trade-off is that buyers are limited to and accept the design and finish of those existing pools, and that needs to also sync up with loving the home associated with the pool as well. Fear not though... there are some incredible pool/home combinations that regularly hit the market.
Building That Dream Pool
It is no secret that construction can be an intimidating journey for most people. That applies to homes, remodeling, and yes, even pools. Having an experienced team for any of those endeavors is key to actually making it to completion, staying on budget, and maintaining a timeline. What will building a pool include?
- Survey - The need for a survey is going to depend on your scenario. Residential lots within HOAs along with the city are often going to require a survey as part of the approval process to ensure the pool is being constructed within allowable areas.
- Design - Connecting with an experienced and highly-regarded pool designer & contractor is an integral element to achieving success. During this stage, you will plan all the elements of your project including:
- Size & shape of your pool
- Special features such as sun decks or fountains
- Construction and finishing materials
- Equipment type and placement on the property
- Hardscaping such as decking
- Landscaping for beauty and screening purposes
- Cost Estimating - Following design, your pool contractor will be able to provide estimates or quotes on building your pool. There may be unknowns such as in the case of not knowing what is present below the surface, so excavation costs may fluctuate. Changes to the plans along the way are usually managed with change orders.
- HOA Approval - If the pool project is within an HOA-managed community, the Board and Architectural Review Committee will most likely need to approve your project to ensure it adheres to the neighborhood's requirements. Be ready to provide a complete description of the project including site plan, renderings, material samples, and permits.
- City/County Approval - Nearly all construction projects require approval and permitting, so a pool project is no exception. Application to the proper authorities will be needed to obtain proper permitting.
- Construction - Finally... construction begins. The duration of the build will depend on the extent of your project, timeliness of your contractor, availability of supplies, and weather. For popular contractors, there may even be a wait list of up to a year or more. Construction time for pools can easily be around eight months, and delayed projects can be several years and end in frustration.
Space Does Not Equal Allowance
A word to the wise. If you are shopping for Brentwood homes, and see a lot of yard space, that does not always mean you will have plenty of room for a pool. Residential lots will have what is called a building envelope on the plat. Brentwood requires that your pool project be within your lot's building envelope. With Brentwood requiring green space buffers surrounding some communities, some of that buffer may cause building envelopes to be shallow (meaning not close to the rear property line). This can provide the perception that you have plenty of room, but that may not be correct. Be sure to check the plat before concluding there is "plenty of space" on any Brentwood real estate you are considering.
Type of Pools Found in Brentwood
Pool projects span the entire spectrum. You will find some that are simple projects for the simple enjoyment of being able to swim at home. At the other end of the spectrum, there are pools that rival resorts and are designed and built at high levels of luxury. This includes not only the pool itself, but outdoor seating areas, outdoor kitchen, fire pits, landscaping.
Pool Construction Types
In general, these are the types of pool construction you will discover while shopping for homes or considering construction. All of these are in-ground pools.
- Gunite Pools - This system is extremely custom and therefore will be at the upper price range. The designed pool area is excavated, steel framing is installed, and a concrete mix is sprayed into place and sculpted into shape. The surface is then plastered or covered with tile.
- Drop-In Pools - Pools of this nature are pre-built off-site. Fiberglass is usually the material. These are less custom, more cost-effective, and provide a shorter on-site production time.
- Liner Pools - Modular walls are installed into the ground making one of the shapes offered by the supplier. A vinyl liner is then installed which creates the pool's surface.
Summary
Finding a home with an existing pool and building your own can both be great options. The existing option requires that you find a pool & home combo that meets your needs, and building one requires planning, additional capital, time, and maybe some patience. If you consider an existing home with a pool, have it inspected (in addition to your general inspection). This can help bring peace of mind of its construction and condition.
