Townhomes and condominiums (condos) provide a great home option when a single family home is not needed or wanted. Brentwood is 90% residential, and most of that is single family homes. There are some pockets that offer townhomes and condos though.

What Are Townhomes & Condos?

The short answer is that townhomes and condominiums are individual units within a multi-unit complex, and the units are purchased and owned. If purchased as investment properties, the owner may choose to lease them, but they are owned properties, and not usually leased by the development.

It is easy for us to conclude that the name dictates what the structure should look like. In large part, they do seem to follow that perception, but the names are actually types of ownerships. Consequently, either structure can be the other type if the legalities of ownership were to be changed.

What is the Difference Between a Townhome and Condo?

While there are some similarities between them, there are some differences that are normally present. You may see these lines blurred per market or how they are listed in the MLS, but here are some differences:

• Usually built in rows or clusters.
• Individual homes usually sharing 1-2 walls with other units.
• The owner owns the structure and the land it sits on.
• Community fees are often lower with homeowners maintaining their own structures/properties.
• Often have a higher price point than condos in the same area.

Characteristics of Condos

• Units that are usually within a larger single complex - although there are exceptions.
• The land the complex sits upon is owned by the HOA.
• The owner owns everything inside the walls of the unit.
• HOA management fees can be higher because the funds contribute to maintaining the entire building.
• Usually are priced lower than townhomes in the same area.

How to Purchase a Townhome or Condo?

Because buyers are actually purchasing the townhouse or condominium, the process is very similar to purchasing a single family home. That being said, there are a few recommendations:

• If possible, check with other owners for their opinion on how the community is managed.
• Request a copy of the HOA's financials, and meeting minutes from the recent past. This will aid in see if there are any management and/or financial issues at play.
• Review the CCRs to see if there any rental/lease restrictions. As an owner/resident, this lets you know how transient the community can be. As an investor, this lets you know if you are even able to rent/lease your property. Sometimes there are % limits of how many can be investment properties at any single time. The same is actually becoming part of single family home communities.
• If taking out a mortgage, have your lender confirm the property qualifies for lending before you submit your offer.

Condos & Townhomes in Brentwood TN

For the most part, Brentwood consists mostly of single family homes. There are a few pockets where townhomes and condos can be found. It should also be noted that Brentwood is typically associated with Williamson County, but there are a few sections that fall into Davidson County.

Where are the condos & townhomes?

In Brentwood, most of the condos and townhouses are going to be in 2-3 places.

• General George Patton Dr - This parallels Mallory Ln on the west side of the Cool Springs Galleria. There are a few complexes including Brentwood Pointe built a few decades ago that are popular for residents and investors.
• North Brentwood - Along Old Hickory Blvd and the border with Nashville, buyers can find a few communities of townhomes and condos including Fredericksburg and St. Martin's Square.
• East Brentwood - Also on the border of Brentwood and Nashville, there is a collection of units near Antioch.
