Gated communities in any city have an allure to them. Perhaps it is the unknown of what is inside. Maybe it is the perception of prestige that people associate with them. What is a Gated Community?
A gated community is a group of homes - often called a neighborhood or subdivision - that is not open to the public. The access points to the community are closed off and inaccessible by the public.
How Do People Enter Gated Communities?
While the access points are inaccessible by the public, sophisticated systems are often in place for access by residents. Systems include automated gates that open by vehicle sensors for exiting which can be manually operated as well. Access for entrance can be handled a number of ways including barcode readers (barcode is on the vehicle), RFID chips, and vehicle remotes. In the cases where a guard station is staffed full time, humans also help manage access through logs of homeowners.
How Do Guests Enter?
When it comes to guests entering gated communities in Brentwood, several protocols are used. In the case of automatic gates like are used in Hampton Reserve, homeowners can share a custom temporary code with guests. Guests enter the code on a keypad at the gate, and are able to access.
In cases similar to The Governors Club on Concord Rd, they have a station that is staffed full time. The guards manage guest access through a log of anticipated guests, and any impromptu visits. Guests are confirmed by ID, and with homeowners prior to entry. An additional staffed access point is on Sunset Rd., and is used by homeowners, guests, and service companies. A third gate access point is on Crockett Rd., and is solely operated by means of vehicle communication devices.
Features of Gated Communities
Think of a gated community as one large fenced in yard because they usually are fenced in one way or another. Much of the fencing ends up being decorative, and they are not patrolled, so the "gating" is usually more about reducing uninvited traffic. Features or perceived benefits of gates include:
- Reduced traffic by eliminating any "cut-through" traffic, or visitors just touring the neighborhood.
- Crime prevention is usually a top goal. This is perceived to occur by reducing traffic of uninvited persons.
- Visitor control is accomplished by regulating who enters by having access controls and/or guard staff.
- Prestige is one reason people purchase in gated communities. They enjoy the perception that is associated with the community.
- The sense of privacy is another aspect that coincides with reducing neighborhood traffic.
Potential Drawbacks to Gated Communities
This may not be the case everywhere because communities vary a lot, but many of Brentwood's neighborhoods can be similar in structure. Something buyers see when they are home shopping. Most will have an HOA, and even a management company, so that is not really a differentiating factor for gated communities in our area.
People are often unaware of this, but this is probably one of the top drawbacks to gated communities because it results in costs to homeowners. In most cases, once a community cuts itself off from public access, it then becomes responsible for its own streets. This stands to reason because if the public cannot drive on the streets within the community, then the public should not be paying for them. So, the costs of improvements and maintenance of streets becomes the responsibility of the community (paid for by homeowners). This requires proper planning and budgeting by the homeowners association.

Brentwood is proud to have some incredible gated communities, and real estate in general. The city has to approve the establishment of them, so there are not as many as one would think.
The Governors Club
The Governors Club is probably the number one Brentwood gated community that locals think of. Some of that is due to the size of it, it's central location, and the popularity it gained during the Parade of Homes when the community became the first major community of its size. With over 400 homes spread across over 600 acres, the community comingles with an 18-hole Arnold Palmer golf course.
The community includes three access points:
- Concord Rd Main Access - This is staffed 24/7. Guests are checked-in with security while homeowners have the ability to use automated gates.
- Sunset Rd Access - This is staffed during business hours. Service companies are required to use this access in order not to diminish the appearance or slow down the main entrance.
- Crockett Rd Access - This access point is not staffed, but instead is operated by vehicle remote devices.

Harlan
Located off Old Smyrna Rd in the northern part of Brentwood, Harlan is one of the newer gated communities. As is seen with more recent Brentwood neighborhoods, Harlan is small with only 21 exclusive lots that are in the size range of two to five acres.
Harlan includes a single entrance that features a staffed guard post.

ANNA

Oman is another gated community along Franklin Rd (not far from Anna) that developed between about 2020 and 2024. The single-street community includes 21 home on larger lots. The beautiful stone gated entrance is a spectacular welcome to homeowners and guests alike.

Windstone
A product of Southern Land Company, the Windstone community is located on the eastern portion of Brentwood. Home to 110 home sites across 200 acres, the community has a beautiful presentation and entrance just off Murray Lane not far from Brentwood High & Middle Schools.

Hampton Reserve
Hampton Reserve is a product of the passion for large homes that developed in the early 2000s. Beautiful home design and large square footage can both be found throughout the community. Although most homes were built in the early-mid 2000s, there are a few newer homes that have been built more recently on lots that had been held or sold by their original owners.
Hampton Reserve has multiple access points. The main entrance is on Concord Rd, and the other is on Crockett Rd. Both are automated gates without staffed guards.

Sheridan Park
Sheridan Park is somewhat of a Brentwood secret because it is tucked away, and only consists of about 22 homes. Most homes are between 5000 and 7000 sq.ft., and have some European design elements. With the lower home count, and all land being dedicated to residential lots, the community does not include amenities such as a pool and clubhouse which is common in smaller private communities.

Valle Verde
It is hard to beat the location of Valle Verde if you want to be close to Cool Springs. Positioned near the Galleria and everything else in Cool Springs, the location is prime. This single-street community includes 40 homes - mostly on sloped lots.

Terrabrooke
With large tracts of land running out in Brentwood, smaller pocket communities are arising. Terrabrooke is one of those with only eight luxury homes positioned on sloped lots. With few homes though, the HOA fees can run a little higher per homeowner to cover the expenses.

Woodward Hills
Considered a pocket community with only having 15 homes, Woodward Hills is in the Davidson County portion of Brentwood. Homes were constructed in the early 2000s. With close proximity to Radnor Lake, the neighborhood is in a prime location for those who love enjoying the outdoors.
