Brentwood Is 90% Residential
Brentwood as a whole is only about 34 square miles in area. Development-planning has to keep in mind how to allocate that precious space. The city has chosen to keep most of its real estate focused on beautiful neighborhoods for residents. This is done through careful long-term planning in regard to housing density. Requirements put upon each development also play a part to ensure enough green space remains to produce a consistent feel to the city as a whole.
What About Commercial Real Estate?
That leaves the city with about 10% allocation for commercial use. In Brentwood, most of that is going to be of the corporate nature and office space. The retail and light service industries do exist to the level that they support the residents and offices, but these aspects are not overly populated. Industrial allocations are not something that Brentwood planning focuses on, and therefore not much if any will be seen in Brentwood.

Similar to condos, townhomes are purchased (owners may lease as investments if permitted by the complex). Many of the townhomes in Brentwood were built in the 1980-90s. There are several communities of townhomes on the west side of I-65 along the General George Patton corridor near the Galleria, on the north side near Old Hickory Blvd (Davidson County), and on the east side near Antioch (Davidson County).
Land
With Brentwood only having 34 square miles of land, and demand being stronger than ever, eventually undeveloped land runs out. It does not seem that way when you see open spaces (by density design), and even some fields along the way, but Brentwood is getting close to being fully built-out. As with most communities, time is already bringing redevelopment on residential lots that have existing homes on them. That is another indicator that raw land is becoming more scarce within Brentwood.
